Choosing the right builder – there can be a vast difference in your experience from one builder to the next. That is why choosing the right builder is not always about the price. Here are some questions that will guide you in your selection process.

Finding the right location – you may already own a lot for building your dream home in Marco Island or Naples. If not, it is often possible to purchase a home and lot package from your builder. Most builders can help you find land in a community, on a canal, on the beach or other location for building your home. Homes can be built on lots that are inland, with indirect water access or direct water access. Desirability increases based on view, exposure, water access and golf access.

 

Deciding on a floor plan and elevation – whether you own your own lot or are purchasing a custom home and lot package on a canal or in a community, the size and style of your home must fit the size and configuration of your lot. In either case, your builder will be able to determine from the survey, exactly how much room you have and how the home should be positioned.

 

Selecting interior and exterior materials and features – one of the great advantages of a custom home is that you get to pick and choose every detail that goes into your home. A custom home allows you complete control of design and materials – from exterior elevations to flooring, custom kitchens, spectacular baths, moldings, lighting, hardware, finishes and more. Be prepared to spend lots of time in the selection process. Many builders will show you design options and send you to showrooms for more choices.

 

Financing a construction loan – a construction loan is different than a traditional mortgage that is required when you buy an existing property. You will most likely be paying interest only on each draw that the builder takes for each phase of the construction process. When the home is completed, there will be a closing that pays the builder in full and allows you to take possession of that property. Your loan company can provide you with information about the types and amounts of closing costs that will be required. At the time of closing, the construction loan will be converted to a traditional fixed or adjustable rate mortgage – whatever program you select.
